SENECA FALLS – The former St. Patrick’s School at 81 W. Bayard St. is close to being sold to local chiropractor Dr. Kingsley Kabari.

Kabari, a graduate of New York Chiropractic College in Seneca Falls, plans to convert the vacant, two-story school to a wellness and fitness center. He would move his existing Maximum Fitness Center in the Tops Plaza on Routes 5&20 to the former school.

The sale is contingent upon Kabari getting a use variance from the town. The Seneca County Planning Board will review Kabari’s use variance application at its 7 p.m. Thursday meeting in the Heroes Conference Room of the County Office Building in Waterloo.

The property is zoned one-family residential, with primary and secondary schools an allowed use in that district. A use variance would allow the property to be used for the fitness and wellness center, plus medical offices and other offices. Kabari could not be reached for comment.

The agent selling the property for St. Francis-St. Clare Catholic Parish of Waterloo and Seneca Falls was the Young Agency of Seneca Falls. Broker-owner David Young said a purchase offer was submitted and accepted by the parish March 20 after negotiations on an agreeable price. The sale price was not revealed.

“I have taken a personal interest in the restoration and rehab of our beautiful local buildings and infrastructure,” Young said. “The former school has a very unique setup and due to the wide hallways, has made for a challenging sale because of the extensive rehab that would be needed for redeveloped use for apartments or housing, which seemed to be where most of the interest came from.

“The proposed offices and health and wellness center is the perfect fit for the building. With plans to give the building an extensive face lift, I am excited and hopeful to see these plans move forward,” he added.

Parish officials could not be reached for comment.

The older section of the school was built over 100 years ago. The newer section was added in the early 1960s. The school closed in 2005 and the parish leased it to the town of Seneca Falls for municipal offices from 2008 until the town moved into its new municipal building on Ovid Street in 2017.

Other items on the Planning Board agenda are:

• Site plan review of a proposal from Bobcat of the Finger Lakes to build a 9,600-square-foot retail facility on the east side of Sessler Drive across from Lowe’s Home Improvement in the town of Waterloo. Bobcat sells excavating equipment. A 3,700 square-foot bio-retention area will be added.

• A minor subdivision review for Bruce Austic Farms in the town of Romulus. Austic wants to sell a seven-acre parcel on the north side of Route 96 to Westwinds Poultry Farms LLC for development of a chick hatching facility.
